Davis County Rental Criteria Summary
Required Information – Government issued ID, one (1) most recent pay stubs (or 2 years tax returns if self-employed), pet photo taken with you and your pet together (if applicable on Pet Friendly properties). Landlord contact info for last 3 years. All adults aged 18+ must apply & pay application fee. We begin to process your application once received in our system.
Security Deposits and Admin Fees – Applicants with better credit and references will generally be approved at a security deposit of approximately 1 months’ rent + $150 admin fee and $75 re-key fee. Pet Friendly properties require an Additional Deposit. See the individual listing for details. Applicants with combined average credit scores below 620 and references may still be approved at up to a double deposit.
Common Reasons to be Declined – Incomplete application, evictions, collections from landlords, credit score below 550, insufficient income, unsatisfactory references, non-discharged bankruptcies, unqualified occupants, unusual pets (reptiles, no aggressive breeds allowed, etc.), pets in a Non Pet Friendly property, # of vehicles (size, RV, trailers, etc.) and/or move in dates too far in future can also be a reason for a declined application. Within the last 7 years, any felonies of illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property for example, “arson”. Any sexual related offenses for any time period.
Other requirements to rent – RENTER INSURANCE is required for all Leases and Lease Renewals. If the tenant does not provide Renters Insurance, Reeder Asset Management will enroll the tenant in our Tenant Liability Insurance Policy billed to the tenant monthly.
